Accessing Our Deal Flow
Due to the limited availability of truly profitable opportunities in the fix-and-flip space, access to our deals is highly curated. We offer two primary structures for qualified capital partners:


Option 1: Exclusive Fixed-Rate Lending (Strategic Debt Position)

  • This path is designed for sophisticated investors who prioritize capital preservation and predictable cash flow over speculative upside.

  • Investor Role: You serve as a Strategic Lender, providing short-term debt capital that is essential for the rapid acquisition and rehabilitation of our properties.

  • Commitment & Return: Your investment provides a competitive Fixed Interest Rate for a defined term (typically 6-18 months). This model offers a highly stable, bond-like return that is independent of the final sale price of the property.

  • Security: Your capital is secured by a First-Position Lien (Mortgage or Deed of Trust) on the underlying real estate asset, offering the strongest available collateral protection in the capital stack.

  • Ideal For: Capital seeking stable, predictable, and secured returns against high-quality, fully vetted real estate collateral.

Option 2: Select Joint Venture Equity (Value-Add Partnership)

 

  • This path is for discerning partners with a higher risk appetite who seek to maximize profit participation in the most successful deals.

  • Investor Role: You are a critical Value-Add Partner, contributing equity capital that directly funds the purchase and full scope of renovations.

  • Commitment & Return: Your return is a significant Percentage of the Operating Profit generated from the property's successful sale. This structure offers uncapped upside potential.

  • Security: Your investment is in an equity position, meaning the return is directly tied to the project's performance. While this is a higher-risk position, it offers the greatest potential reward.

  • Ideal For: Partners who seek to maximize returns, believe strongly in the value-creation model of fix-and-flip, and trust Twill Capital's proven ability to drive asset value and execute profitably.
